Auctions Vs Private Sale

The property market is rising, but some Agents are still advising Private sales over Auctions in a lot of cases. Auctions can do well if the subject property is in high demand, with a lot of interest or needs to be liquidated. Private sales can also be a beneficial option in these instances. At auction buyers bids are unconditional and cannot be subject to finance, pest/building inspection and a deposit must be paid on the day. There is not cooling off period with an Auction. So when it sells on the Auction day, it is Sold.

A Private sale is when a property is marketed by the Agent with an asking price, Price range or sometimes Contact Agent. Offers can be presented to the Vendors (Sellers) at any stage of the sale campaign and special conditions can be negotiated and included, such as subject to finance, Building/Pest Inspection or Subject to the sale of another Property. There is also a three day cooling off period when selling privately in most cases.
