Buying property can be an incredibly stressful experience. That’s why we have composed a small list of tips for buyers!

  • Get your Finance Pre-approved

If you haven’t already, it’s a good idea to consider getting your finance pre-approved. Property sellers often lean towards someone who has pre-approved finance, instead of someone that doesn’t. This will also benefit you as you will be aware of the price range in which you can buy, giving you more confidence and security during your buying process.

  • Conduct Inspections

Before making your final decision in regards to purchasing a property, it’s beneficial to conduct pest and building inspections. This will ensure that there are no costly issues associated within the property, saving you quite a lot of time and money in the long run. Gaining insight into these aspects of the property, will be a good indication on whether or not it is worth purchasing.

  • Get Legal Advice

If you haven’t already, it is crucial to ensure that you get legal advice before purchasing a property. A conveyancer or solicitor will be knowledgeable on any serious issues regarding the property that could cause complications during your buying process. Any legal documents will also be looked over by your solicitor/conveyancer, ensuring that these documents will be serving your best interests.

  • Educate Yourself on the Market

It’s important to ensure that as a buyer, you are knowledgeable on current market trends. This will mean that you’re aware of suitable prices for the properties that are for sale in your area, and you will learn what locations are the best for your needs. We suggest that you continue educating yourself throughout your buying process, as the property market is forever changing.

  • Be Particular Whilst Attending Open Homes

Most vendors are going to ensure that their property looks its absolute best for open inspections – you may even be inspecting a property that is staged. In saying this, it’s important that you are incredibly particular when viewing the property, to ensure that there are no issues being hidden by fancy furniture or decorations. Look for certain things that you require in a home, such as heating and cooling, the amount of power points and their locations and any small holes or cracks. Don’t let the initial presentation of the home distract you from checking all aspects of the property.
