References

Seek references from your previous or current rental agent and your employer. If you can get these references in writing your application will be much easier to process for the agent and a big time saver. This means more points to your application!

Get your documents ready

Make sure that you have your documents ready before you start looking for a rental property, this includes 100 points of ID, for example; Your driver’s license, Medicare card, a working with children’s check or a bill with your name and your current address on it. Include proof of income, which could be bank statements, Centrelink statements or pay slips, or both if you want to put forward a strong application. It is important to have your documents ready ahead of time, as rental properties in Melton are in high demand and are leased quickly, so you want to have your application ready to hand in on the day you inspect the property to avoid missing out.

Provide a copy of your rental ledger

Ask your current Real Estate Agent for a copy of your rental ledger. This document shows all the payments that you have made during your tenancy at the property, and is proof that you make all of your rental payments on time and in full. This will be a huge advantage to your application when the landlord looks through it and makes a decision.

Understand the application

Different property management teams have different rental applications. Make sure read the application thoroughly so that you can understand the different requirements, and fill out your rental application to the best of your ability. For example, at Professionals Ryder Real Estate Melton, we ask for 100 points of ID, whereas other Melton Real Estate Agencies may not require this much ID.
